Terms & Conditions

1. Scope

These terms apply to all direct bookings of the holiday apartment "Veranda Seaview Apartment" in Opatija, Croatia, made via this website, by email or by phone. Bookings made through Airbnb or other platforms are governed by the terms of the respective platform.

2. Booking and Contract

A booking enquiry submitted via the website is not yet a binding reservation. The contract is concluded only when we confirm your booking by email (normally within 24 hours). Only then are your dates reserved.

3. Prices and Payment

• Nightly rates vary by season and are shown in the booking calendar.
• A one-time cleaning fee of €45 applies per stay.
• Payment terms (deposit, balance, accepted payment methods): [e.g. 30% deposit on confirmation, balance on arrival — to be specified by the host].

4. Occupancy and Minimum Stay

• Maximum occupancy: 2 guests.
• Minimum stay: 2 nights.
• Check-in from 3:00 PM, check-out by 10:00 AM.

5. Cancellation

Free cancellation is possible up to the date stated in your booking confirmation. After this date, the booking is non-refundable. We recommend travel cancellation insurance.

6. House Rules

• Pets are welcome (please inform us in advance). A fee of €10 per pet per night applies. No parties or events, no smoking.
• Please treat the property with respect and keep noise to a minimum.
• Please leave the apartment tidy on departure.

7. Liability

The guest is liable for damage to the apartment or its furnishings caused intentionally or negligently during the stay. The host is liable only for intent and gross negligence, except in the case of injury to life, body or health. Use of the sauna, garden and barbecue is at the guest's own risk.

8. Final Provisions

Croatian law applies. Should individual provisions of these terms be invalid, the validity of the remaining provisions remains unaffected.
